The Oran Park handover behind this page is unusual for what it does not contain. Almost every item on it is painting: common areas recorded six times, ground floor painting seven, the ensuite five, the powder room five, toilets three. There is no structural item and no envelope item on that list at all. Read properly, that is good news about the build and bad news about one trade, and it is exactly why a handover list is written by location rather than by category. The Austral records supply what the Oran Park one lacks: a weep hole required, render damaged, a driveway and a grading item. We would rather tell you that than let another job pass as a local one.

It is a good sign about the structure and the envelope, and a bad sign about the painter. Both halves are worth knowing, and neither is visible from a summary that says painting throughout.
