The numbers
Eleven house sales in a recent quarter at a median around $1.31 million, up about twelve per cent over the year, with a median of thirty four days on market. Too few unit sales to publish a unit median at all.
What that changes
Pricing. Your agent and your valuer will reach into Gledswood Hills and Oran Park for comparable sales, because eleven transactions is not a dataset.
What it does not change
The building. AS 4349.1 applies the same way in a suburb of eleven sales as in one of eighty, and the house in front of you is either sound or it is not.
The stock is mixed
Catherine Field has recent houses in Acacia Place, older dwellings on larger holdings, and vacant land. Those are three different purchases and only two of them have anything for us to inspect.
The useful question
On anything recent, ask for the occupation certificate, the original handover report and the termite notice. On anything older, the inspection carries more of the weight.
