One attendance, two standards, two documents.

They are separate standards
AS 4349.1 governs the building inspection and AS 4349.3 the timber pest inspection. Each has its own scope, its own exclusions and its own report at the end.
Why one visit
The access is the same, the roof space is the same and the vendor's patience is finite. Combined, they cost less and take a single appointment.
Where they meet
Moisture. Water held at a wall is a building observation and a conducive condition at once, so it appears in both documents for different reasons.
Where they part
Structural cracking belongs to the building report by itself. Old termite evidence appears only in the pest document, and writing it down says nothing about current activity.
